The floor comes as a warm shell (floors, walls and services in place, no interiors), so the occupier designs and builds its own fit-out. The floor plate (the area of a single floor) is close to rectangular, with lifts and washrooms in a central core. Air conditioning comes from the building's central plant, with full power backup from diesel generators.
Twelve covered car spaces come with the floor, at one space per 1,000 sq ft. The lease has a 36-month lock-in (a period in which the lease cannot be ended early) and a 10-month refundable security deposit. Rent rises by 15% every three years under the escalation clause (a scheduled rent increase).
