How it works

How an engagement runs

The same five steps whether you are leasing, buying or letting out a property.

  1. Step 1: Your requirement, in writing

    Area and the measure it uses, budget and its basis, locations, timing and must-haves. You confirm it before the search starts.

  2. Step 2: A shortlist you can compare

    Each option is set out on the same basis: rent or price per sq ft, which area measure, what the figure excludes and the main terms.

  3. Step 3: Visits and checks

    Site visits, then checks on title, approvals, land use and area before anything is signed.

    Terms agreed in a term sheet or offer letter before advocates draft the lease or the sale agreement.

How we work

Our principles

Three habits you can check on this site before you talk to anyone.

  • Prices with their basis

    A price says what it is per (per sq ft per month, per seat or outright) and what it leaves out, such as GST or maintenance charges.

    Listing cards on this site show the rate beside every price.

  • Areas with their measure

    An area names its measure: carpet area (the usable floor area inside the walls), built-up area (carpet area plus wall thickness and balconies) or super built-up area (built-up area plus a share of lobbies, lifts and other common areas).

  • A plain no

    When a property does not fit, or a task needs a lawyer, a valuer or a tax adviser, Lars Group says so and names who to ask.

What Lars Group does not do

Some work needs a different professional. Here is who to ask instead.

Homes and flats
Lars Group works on commercial property only. A residential broker is the better contact.
Legal opinions or drafting
An advocate gives title opinions and drafts leases and sale deeds. Lars Group prepares the documents they need.
Tax or portfolio advice
A chartered accountant, or an investment adviser registered with SEBI (the securities regulator), can advise on these.
Valuation reports for banks, courts or tax
These need a registered valuer.
Property or facility management
Rent collection, repairs and upkeep after a deal are handled by a facility management firm.
Guaranteed rents, returns or prices
Nobody can promise these. Lars Group shows you the evidence behind any figure it gives.
