Shed 4 is a single-storey warehouse of 1,20,000 sq ft built-up area (carpet area plus wall thickness) in a gated logistics park at Chakan, north of Pune. It is a pre-engineered building (steel frames made in a factory and bolted together on site). The park sits off the highway that runs north from Pune towards Nashik.
Clear height (the usable height from the floor to the lowest part of the roof structure) is 12 m at the eaves. There are 14 dock levellers (hydraulic ramps that bridge the gap between the dock and a truck bed) along one long side, facing a truck yard for 20 trailers. The floor is FM2 grade (a flat, level finish suited to high racking and forklifts).
Fire protection includes sprinklers and hydrants, and the site has a 300 kVA sanctioned load (the electricity supply the utility has approved). The lease has a 60-month lock-in (a period in which the lease cannot be ended early) and a 6-month refundable security deposit. Rent rises by 5% a year under the escalation clause (a scheduled rent increase).
